Access Statement

Introduction

Yew Tree Barn is ideal for those who want a quiet stay in a rural environment with views over the Somerset Levels but is only 10 minutes from the M5 and 20 minutes from Glastonbury and Wells.

The property sleeps four persons, with additional cot space, and has two bedrooms on the ground floor with the living accommodation on the first floor to take advantage of the views.

The property is of stone construction and newly renovated in 2011.

Pre-Arrival

Despite being in a rural location Yew Tree Barn is only 10 minutes from junction 22 of the M5 and only 20 minutes from Wells and Glastonbury.

From junction 22 of M5 – turn right towards Weston-super-Mare on A38, take the first right turn after half a mile at the Fox & Goose Pub, signposted Mark. After 2 miles at crossroads, turn left onto B3139. Proceed through the village of Mark for one mile to the village of Blackford. Take the first right turn signposted Westham. After ¾ mile take first turn left Yew Tree Farm is about 250 yards along road on left, just before the post box.

From Wells – leave Wells on A371 signposted Cheddar, then fork left on to B3139 to Wedmore. On reaching Wedmore stay on the B3139 signposted Burnham-on–Sea. Continue for 2 miles into Blackford passing the Sexeys Arms pub on the righthand side. After the pub take the first left turn signposted Westham. After ¾ mile take first left turn, Yew Tree is about 250 yards along road on left.

The nearest railway station is at Highbridge (approximately 15 minutes away) and is on the mainline to Exeter and Bristol.

Key Collection, Welcome and Car Parking

Before arrival your hosts will have let you know if they will be at the property. Should they not be in residence, then there is a key box on the wall by the front door and you will be given the code.

Car parking is in the designated spaces by the steps and can accommodate two cars.

The entrance has a gravel surface with a paved area at the door.

The area is well lit at night by sensor lights.

Entrance to Property

The front door is 1010mm wide and 1750mm tall.

There is one step to the front door.

The entrance is well lit by sensor lights.

The floor covering inside the entrance is tiles.

Halls, Stairs, Landings, Passageways

The hallway and stairs are well lit using ceiling lights which can be controlled from downstairs and upstairs.

There are 12 stairs with a right hand twist and are 850mm wide. There is a handrail.

The floor covering in the hallway is tiles, the stairs are carpeted and the upstairs is oak flooring.

Sitting Room/Lounge

The sitting room is situated on the first floor and is open plan with the kitchen area although a central fireplace and the staircase create a natural division.

The room has a two and three seater sofa, central coffee table and sideboard, all of which can be moved.
There is a widescreen digital television in a corner with remote control and a DVD player.

Lighting is natural daylight and by night levels are controlled by ceiling and wall lights as well as a table lamp.

Dining Room

The dining table is situated in the upstairs kitchen area with easy access from the stairway and there is adequate space to seat 6 persons without encroaching on the main cooking area.

There are 6 chairs without arms but with padded seats around the oval dining table.

There is a door from the kitchen/dining area (with an inset window) which is 1005mm wide and 1700mm tall and leads to 12 stone steps down outside to the gravel driveway.

Kitchen

The kitchen is situated on the first floor level with the dining area and sitting room.

The door of the oven drops down and the hob is 930mm above the floor. The worktop and sink are 930mm above the floor.

The fridge is situated on the ground under the work surface.

Bedrooms and Sleeping Areas

The master bedroom is situated on the ground floor up three tiled steps with a handrail to the right hand side.

The doorway is 800mm wide.

There is a king size bed with considerable free space around the bed.

The only other furniture are two bedside tables, two small sideboards/dressing table (one with a TV) and a free-standing mirror with hanging area.

A travel cot can be erected with ample space if necessary.

The second bedroom is situated on the ground floor level with the hallway and has two 3ft single beds.

The doorway is 800mm wide.

There is free access to each side of each bed.

There is a free standing wardrobe, side table (with TV) and two bedside tables.

Bathrooms, Shower-rooms and Toilets

The ensuite leading from the master bedroom is down 3 tiled steps with a handrail to the right hand side.

There is a walk in shower, toilet and basin set in a drawer unit.

The door opening is 800mm wide.

There is a grab handle by the shower.

The family bathroom is off the main hallway/entrance and the doorway is 800mm wide.

There is a bath, with grab handle, toilet and dual basins set in a vanity unit.

There is a door 800mm wide leading from the bathroom into a cupboard which houses the washing machine.

Garden

There is a crazy paved patio area outside the main door of the property which is level with the gravel driveway.

A wooden table, chairs with padded seats available, and a sunshade are all available to use on the patio.

Guests are welcome to walk around the orchard to the rear of the property which is relatively level but requires sturdy shoes or boots.

Additional Information

Dogs are welcome as long as they are kept under control and there is a kennel area built into the outside of the Barn.

The property has light walls and floors with contrasting darker wood furniture.

Mobile reception can be patchy.
